The beauty of a view’s value can be measured not only in the sale price but in wellbeing. Gazing out a window across an unobstructed view can be a captivating pastime that brings an almost meditative sense of calm.

The exact price difference is difficult to quantify and depends on the view itself, but Jarrod McCabe, director at Wakelin Property Advisory, estimates it could range between an extra 5 per cent to 40 per cent.

“A view, depending on how hard it is to attain, could add as much as or as little as 5 to 10 per cent or it could add nothing if you already had some form of outlook, but it could add as much as 30 to 40 per cent if it’s something that is difficult to gain access to or if not a lot of other properties in that area were able to offer that,” he said.

“It could be as simple as an aspect over a streetscape versus being tucked in at the bottom corner of an apartment building that perhaps looks out over the driveway.

“It’s not necessarily a stunning aspect, but it’s still a good aspect over a nice tree-lined street versus looking onto a brick wall.”

Melbourne offers up plenty of pretty backdrops for apartments to take advantage of. From the Yarra to Port Phillip Bay, water views are always in high demand. Then there’s the picturesque Dandenong Ranges that change in colour depending on the time of day.

But Melbourne’s city skyline usually takes the cake, said McCabe.

“Most of the time, the CBD is the preference,” he says.

“In certain parts of Melbourne, the bayside may be sought-after as well. But the issue most people have with bay views is if you’ve got outdoor entertaining areas that are south facing and there’s a brisk southerly blowing off the bay, it means those outdoor areas are not as user-friendly during large portions of the year.”
